STARTS WITH AN IDEA,
A DREAM.

UrbanDev will be there from its conception, identifying the project, providing feasibility studies and securing the required land. Working hand in hand with municipal and governmental bodies, we will initiate the township establishment and address infrastructure funding. This allows us to construct bulk, link and township infrastructure skilfully within budget and deadline driven.

UrbanDev will launch a marketing and sales incentive from where we can start the construction of top structures.

Working with the sales team acquired, we will assist with the completion of the buyers journey and hand over the keys. Even then, our aim is to maintain and uphold the community structures we put in place.

Our target market

Mid-to-high income housing Sectional title residential units aimed at the bonded/open market units. Sales pricing from approximately R800k to R5m+.
Affordable housing Full and sectional title residential units aimed at the bonded/open market units. Sales pricing from approximately R600k to R750k+.
FLISP Housing Finance Linked Individual Subsidy Programme (“FLISP”). This “once-off” subsidy was introduced by National Department Human Settlements, to assist clients struggling with affordability. The subsidy quantum is based on a sliding scale for clients with a maximum income of R22 000 per month. Sales pricing from approximately R480k to R560k.
Student accommodation Fully subsidised student rental market targeting the National Student Financial Aid Scheme (“NSFAS”) target market as well as non-subsidised market.
Social housing Social Housing is a rental co-operative housing option of subsidised rentals owned by section 21 social housing institutes. Earmarked for individuals earning up to R15 000 per month. Monthly rental ranges between R750 to R2 100 per month. Grant funding by SHRA, Provincial Government, top-up funding by commercial banks.
CRU housing The Community Residential Unit (“CRU”) programme – subsidised rental units for individuals earning between R3 500 to R7 500 per month. Ownership remains with public sector. Subsidy quantum of the day. The Community Residential Unit (“CRU”) Programme comprises subsidised rental units owned by the public sector. This rental option caters for income earners between R3 500 and R7 500 pm and excludes individual ownership. (Subsidised Rentals) Segment targets Subsidy as per National CRU policy. Income earners below R7 500 pm. Move to the next market segment if monthly earnings exceed R7 500.
BNG housing Fully subsidised units as per Government’s Breaking New Ground Principles for individuals earning between R0 to R3 500 per month. Subsidy quantum of the day.
